What to do when a property changes ownership

Here is a checklist of things to be aware of, to make the transition as smooth as possible.

  1. Add admin user accounts for the new owners.
  2. Look up agreement details in your email inbox, or request them at the Runnr.ai support team. Share them with the new owners.
  3. Change the billing details.
    Make sure to change this around 3 weeks after the transfer has taken place. Example: Hotel A changes owners on the 1st of January. Early January (usually in the second week of the month)  Runnr.ai invoices its clients over the use of the product in December. This invoice should go to the old owners of the property. After these invoices have been sent, the billing details can be changed.
  4. Migrate any PMS integrations and task managers
    Usually, new owners als mean a new PMS and task manager. Could be the same providers, could also be different ones. Runnr.ai can help you set up the new system and connect it. Reach out to the support team if this is the case.
  5. Migrate messaging channels
    1. Booking.com 
      If there is a new Booking.com listing, connect it to Runnr.ai. Also make sure any old listings are removed.
    2. Airbnb
      If there is a new Airbnb listing, connect it to Runnr.ai. Also make sure any old listings are removed.
    3. Whatsapp channel
      1. When you're on Runnr.ai's virtual assistant phone number, nothing needs to be done.
      2. When you're on your own phone number, check if the META business account of the property is also handed over from the old to the new owners. If this is the case: perfect, nothing changes. If this isn't the case: get in contact with the Runnr.ai support team to migrate the ownership of the phone number in Whatsapp.
  6. Change any content in the answer library, guest journey builder or button responses that needs to be changed.
